We have many manufactured and modular home models to choose from, all built in indoor, climate controlled factories and then brought to your homesite by truck. Our modular and manufactured homes come from Genesis Homes and Summit Crest Homes of Colorado. While most of these homes are actually built in Colorado, all of them are built to meet Colorado's strict modular home standards and are warrantied to last for many years in this gorgeous mountain countryside we call home.

In order to price your home, we sit with you to itemize your specifications and requirements. Once the process is started we work with you every step of the way so that we may review, change and accept your order prior to our placing it with the factory. We recommend our contractors as we can guarantee their work based on their excellent past performance. In order to validate the warranty program, we require that we set the house onto the foundation.

Construction costs:

• Base price of the home, plus options and upgrades
• State tax: 6.9% in Colorado, 7.8% in New Mexico
• Permits, licenses, fees
• Utility hookups and taps
• Foundation: crawl space or full basement
• Set up construction/Site prep, crane (if needed), exterior finish
• Interior finish (sheetrock, tape/texture, flooring, paint, cleanup)
• Garage: attached or detached
• 2nd level finish, if desired, for Cape Cod style homes
• Decks, patios, porches, walkways, etc.

In order to give you a complete estimate for your home, we need to visit your site to assess the unique properties of your lot. This also helps us determine your foundation and utility costs. We require at least a minimum crawl space foundation (footers and a 36" sidewall) but we can also set your home on a full basement. A $500 deposit is required to begin the cost estimating and is credited towards your purchase price (refundable if we are unable to meet your budget requirements).

Construction costs are bid out so you will know these costs upfront. The home and construction items are totaled and reviewed with you and your lender, if you are using construction financing for your project. In order to place your order with the factory, a 20% deposit is required. Once your order is placed, 10-14 days later the factory will call telling us your home is ready to be shipped. Before they will ship, the home must be paid for in full. Once it is shipped, the transport company will have your home fully insured until it reaches your home site or our storage facility.

Home delivery includes transport to your home site. Once there, your home will be set onto your foundation by a fully licensed, insured and bonded construction crew. They will completely enclose your home and prepare it for the on-site completion contractors.

On-site completion includes the interior finish, garages, decks, patios, etc. to your specifications. These items are priced separately for your approval. Our Service/Warranty Team will prepare your home to meet your satisfaction and do a walk-through inspection with you to insure a "turnkey" completion.
